The reducing-balance method

Where each EMI actually goes

Your EMI is the same amount every month, but its make-up shifts. Early on, most of it is interest on a large outstanding balance; as the balance falls, more of each payment goes to principal. That's why prepaying early — when the interest share is highest — saves you the most.

Three things change your EMI

Loan amount

The principal you borrow. A bigger amount raises every EMI proportionally — and the total interest with it.

Interest rate

Charged on the reducing balance each month. Even a couple of points changes what you pay over the full term.

Tenure

How long you take to repay. A longer tenure lowers the monthly EMI but quietly increases total interest.
